We consulted on our West of Ifield proposals in January 2020. During the consultation period we collected feedback on the proposals which is now available to view in the document section.
Introduction
We are seeking to create a new sustainable community on land to the west of Ifield. The neighbourhoods will deliver homes in West Sussex where they are most needed, new infrastructure and green spaces to create a vibrant new community. In addition to providing the new homes, we will also provide a link road, schools, and other community facilities and we want you to feedback on our proposals.
Our Role
Homes England is the government’s housing agency. Our role is to ensure more people in England have access to better homes in the right places. To make this happen we help to get more homes built where they are needed.
We work in collaboration with stakeholders who share our ambition. These include local authorities, private developers, housing associations, lenders and infrastructure providers.
We have a long-term commitment to placemaking, investment in infrastructure and a track record of delivery. We have the capacity to invest in the lives of residents over the space of several Local Plan periods. Our outlook and resources have unlocked sites elsewhere in the country which were previously stalled, delivering high quality places.
Through the Horsham District Local Plan process we have submitted our land to the west of Ifield, entered into a planning performance agreement and at the appropriate time we will support the local authorities to secure the opportunity to create the next new neighbourhoods for Crawley, complete with the social, health and transport infrastructure to make it a place which residents will be proud to make their home and existing residents can benefit from.

Community Engagement
We will work with local people to build a great community for both existing and new residents.
We consulted on our West of Ifield proposals in January 2020. During the consultation period we collected feedback on the proposals which is now available to view in the document section.
We have analysed the comments from over 500 feedback forms and produced a document answering the main questions and issues raised.
As the engagement process continues and our plans become more detailed, more questions may arise. We will continue to update this document over the course of the planning process.

Infrastructure
We will invest in the right infrastructure - new schools, shops, services, and green spaces - as well as homes. We recognise that this infrastructure has to be delivered early to benefit both the existing community and future communities.
Environment
We are committed to creating a sustainable new community and are committed to biodiversity net gain – leaving a richer, more diverse environment after the work. With careful and consistent management, it can be achieved.
Crawley Western Relief Road
We will work with our stakeholders to deliver a relief road around the west of Crawley, with the first part of the road being part of the first neighbourhood.
Governance
We are committed to working collaboratively with the community and councils. We will put in place a governance structure which will be made up of our neighbours, as well local, regional and technical stakeholders and partners. We will ensure that these groups regularly input and have oversight of our emerging plans.
