Sign your mortgage deed: guide for homeowners
Updated 7 March 2023
Applies to England and Wales
The Sign your mortgage deed service from HM Land Registry allows you to sign your mortgage deed quickly and securely at a time that suits you.
You do not have to wait for the paperwork to arrive in the post, sign it in front of a witness and send it back to your conveyancer or lender. It’s all done on your computer or mobile phone.
Sign your mortgage deed
Your conveyancer must have your:
- mobile phone number
- email address
- date of birth
Your conveyancer will send you an email with instructions on how to access the Sign your mortgage deed service. The email will be sent to the email address you gave to your conveyancer.
Proving your identity
You will need to prove your identity using GOV.UK One Login. Using GOV.UK One Login is safe.
Request a code
You will be logged into the HM Land Registry service when you’ve verified your identity. You can check the details on your mortgage deed and request a code to sign the deed.
The code will be sent to the mobile phone number you gave to your conveyancer. Your mortgage deed is signed when you enter the code.
Your conveyancer and mortgage lender will be able to view the status of the deed at any time. Everyone named on the property will need to follow the process. You do not have to sign the deed at the same time. Your conveyancer and lender will be told when everyone named on the property has signed the deed.
