Regulating the standards
This page groups together a number of pages, which set out our role and approach to regulating landlords. You can find the following information in the pages below:
- Our approach to inspections of landlords, which is an integral part of our regulatory approach. We use inspections of landlords to help us form our view about how well a landlord is delivering the outcomes of some or all of our standards.
- Our approach to responsive engagement with landlords sets out how we respond where there is an issue or a potential issue which may be material to a landlord’s delivery of the outcomes of our standards.
- Our approach to regulatory judgements and gradings, including our approach to gradings under review and interim judgements.
- How we use the information which landlords send us on a regular basis, to help us to understand landlords that may be at higher risk of failing to deliver the outcomes of our standards, and to inform the areas that we may want to follow up with a landlord.

Inspection plan
Our plan for undertaking landlord inspections. The plan includes a description of which landlords are subject to regular inspections, which we refer to as programmed inspections, and how often we carry out these inspections. The plan also sets out when we may carry out inspections which are not programmed.
