HM Land Registry: Business Gateway

Digital applications are now the default route for business customers. There are two different ways to submit your applications online, either through the portal or using legal software through our Business Gateway (API) channel.

The portal

If you do not already use a case-management system (CMS) and have no requirement to streamline or automate processes, then you can submit applications on our online portal, using the Digital Registration Service. The portal is free to use and provides a single platform where you can lodge and monitor applications, reply to requisitions on your own or your colleagues’ behalf, and access information services.

Business Gateway

Business Gateway is an IT solution which allows direct integration between your business and HM Land Registry systems for managing our processes, including submitting digital applications. You can streamline your work and tailor how you work with us to fit neatly into your existing processes – including using client information already in your case management system to quickly compile applications.

  • pre-populated data - reducing re-typing and human error, automatically pulling through information already entered elsewhere and from the register
  • data validation and guidance - cutting requisition errors and cancellations by checking against the register as you go, calculating fees and prompting you to upload relevant documents
  • collaborating with colleagues - easily save draft applications, share work and link into other parts of your firm’s process
  • dashboards with reminders and alerts - to view application status, manage by priority and ensure nothing gets missed
  • automatic document storage - never mislay anything and save time downloading and storing documents, with new responses such as registration completed documents automatically collected
  • easily reply to requisitions - reply to requisitions through free format notepad or uploading additional documents

How to access Business Gateway

There are two different ways to set up Business Gateway:

Third party access

Lots of third party suppliers who have developed software that allows access to Business Gateway through a shared CMS platform. The majority of our customers access Business Gateway this way. Not all third party platforms can be customised specifically to your business needs, but still provide direct integration for most core HM Land Registry processes. This route to access Business Gateway is usually preferred by businesses with no IT development resource. If you already have a CMS, the provider might already have Business Gateway integration capability.

Direct access

Direct access to Business Gateway means when your business links its own existing system, or creates a new system that integrates directly with Business Gateway. This access route is often most suitable for companies that have a designated IT resource with development capability. It can be customised specifically to your business needs, creating a bespoke direct access platform.
